What landlords need from QuickBooks

✓ Rent and expenses by property

Tag every transaction to a property so you can see which one actually makes money.

✓ MTD for Income Tax

Quarterly updates on property income, sent straight to HMRC from QuickBooks.

✓ Receipt capture

Photograph invoices from tradespeople and letting agents so nothing gets lost by January.

✓ Self Assessment ready

Figures grouped the way the UK property pages of your return expect them.

Do landlords need MTD software?

Yes, once your qualifying income passes the threshold. From 6 April 2026 that is £50,000 of combined self employment and property income, falling to £30,000 from 6 April 2027 and £20,000 from 6 April 2028. Gross rent counts, not profit.

Jointly owned property is split by share, so each owner tests their own income against the threshold.

Limited company landlords

If your properties sit inside a limited company, MTD for Income Tax does not apply to the company. You pay Corporation Tax instead and would usually choose Simple Start or Essentials for full company accounts.

Frequently asked questions

Is QuickBooks good for landlords in the UK?

Yes. It tracks rental income and costs per property, is HMRC recognised for MTD for Income Tax and prepares figures for Self Assessment.

Which QuickBooks plan should a landlord choose?

Sole Trader Plus for most individual landlords. Limited company landlords or VAT registered landlords need Simple Start or higher.

Can I track several properties?

Yes. Use tags or classes to label income and expenses by property address.

Does QuickBooks handle furnished holiday lets?

You can record holiday let income and costs. The special furnished holiday lettings tax regime was abolished from April 2025, so these now follow normal property rules.

Can my letting agent's statements go into QuickBooks?

Yes. Record the gross rent and the agent's fees separately so your expenses are claimed correctly.
